The evolution of the property and site through historic accretions follow a pattern of development to the building, originally built as a rural dwelling in an open rural setting. However, since, the property has undergone an evolution bearing further extensions, and including the erection of several outbuildings and glasshouses that were also then removed. This evolution can therefore be thought of as a story of alteration, extension and addition, since the early history of the building and following, throughout its life.
There is pressure on the Listed Building, specifically to its ground floor, with multiple uses being imposed on it by the current occupants. A young family requires space to live that the modest historic rooms simply cannot provide. There is also a need for increased storage that the constrained nature of the listed structure also cannot provide without alteration.
Therefore, in order to prevent further harm to the heritage asset through further alteration to its listed fabric and structure, a proposed sensitive conservation alternative would be to construct an extension that provides the much needed space and storage required for modern day family living. The extension is used as a vehicle to improve the landscaping to the rear of the property, reinstating it to a lower level.
The new extension is designed to be subordinate to the listed property, and its presentation to the South Mimms Conservation Area, hidden by a garden wall in keeping with the character of the conservation area.
A glazed transition would facilitate the change in level from the historic building down into the proposed extension which has been designed to access a new terrace garden, level with the ground floor to the extension, providing the client with a new kitchen living area with an inside/outside aspect.
