Full refurbishment and development of a locally listed 1930s Art Deco Marks & Spencers on Holloway Road. Over three storeys of retail space was converted and fitted out, including a contemporary intervention to create a new separated circulation core to the upper floors. The Ground floor was tenanted to Lidl, whilst the upper floor office space is being fitted out for Ottolenghi. E2 was Lead Designer for the enabling works throughout this substantial and complicated project.
The simple honesty of the architecture is highlighted by a bold accent yellow paint to the doors and architraves. This is contrasted against an off-white paint to the walls and the light grey rubber flooring. The paired back aesthetic allows the black bespoke steel staircase to become the central focus feature to the new circulation core to the building. These elementary but effective architectural decisions reveal the structure beyond the architecture with one complimenting the other.

This project involved a full compliment of consultants and subconsultants. E2’s roles as Lead Designer saw our involvement throughout from the application to the planners for change of use, technical design and tender, and throughout the construction phase too. The complexity of the project was in the fluid scope of works that required careful consideration throughout in order to prevent any abortive works and unnecessary costs to the client
