The Pavilion

This has become a manifesto project, proving that eco can be sexy, even in the most constrained locations.

The Pavilion is a zero carbon family home located adjacent to Grade II* listed ‘The Pagoda’ in Blackheath, London.

The Drill Hall

At the end of an unassuming carriage way off Farringdon Road in a small courtyard is an impressive portico bearing the crest of the 2nd City of London Rifle Volunteer Corps and a plaque with the year 1888. A small door to the side takes you into a vast hall of parquet flooring bathed in light under a glass roof supported on steel trusses spanning 16 metres on decorative brick arch walls. This is their Drill Hall, originally home to the local regiment made up predominantly of printers, then the base for the Medical Corps.

Homerton Mixed Use

Our private commercial client came to us with an existing planning permission to see if we could improve on the approved design.

We maximised the planning envelope for the site, adding a storey to include three penthouse suites.

In the process and with the same number of units as the approved scheme we have substantially increased the estimated GDV.

A Victorian Gentleman’s Country House

Feasibility study to identify the most appropriate new use for a Grade II* country house, currently a school, to unlock the maximum development opportunity.

With our partner heritage and planning consultants we identified justification for substantial additional development in the grounds for the hotel model. Planning process to begin early 2023.

Royal Hill

Set within the Greenwich Conservation Area and Greenwich Maritime UNESCO World Heritage Site, this project revolves around minor alterations and repairs to the Grade II listed building on Royal Hill. This presents the opportunity for a new single storey rear extension. The proposals furthermore seek to enhance the design of the approved scheme for a new outbuilding "garden studio" with the use of contemporary and robust materials.

St Martins Lane

This was a watershed project that exceeded our client’s expectations and brief, and established without reproach, our ability to handle complex commercial projects involving distinguished and highly protected grade listed heritage buildings.

The brief evolved throughout the project, but primarily required the conversion and redevelopment of three buildings in the Covent Garden conservation area, from office/commercial to a mixed-use scheme.  

The Garden Pavilion

This project is for a new build ancillary residential accomodation within the parkland/woodland setting of the Bickley Park Conservation Area. The proposal includes the partial removal of the rear of the existing garage to our client's property to create an outdoor first floor terrace that connects the existing rear garden to the new development.

Holloway Road

Full refurbishment and development of a locally listed 1930s Art Deco Marks & Spencers on Holloway Road. Over three storeys of retail space was converted and fitted including a contemporary intervention to create a new separated circulation core for the upper floors. The Ground floor was tenanted to Lidl, whilst the upper floor office space is being fitted out for Ottolenghi.  E2 was Lead Designer for the enabling works throughout this substantial and complicated project.

Mymsmead

This 2-storey 17th century era lobby entry house is Grade II Listed and within the South Mimms Conservation Area. Over the years, the property had undergone several alterations and extensions but much of the original fabric still remains today. There is pressure on the Listed Building, specifically to its ground floor, with multiple uses being imposed on it by the current occupants. A young family requires space to live that the modest historic rooms simply cannot provide. There is also a need for increased storage that the constrained nature of the listed structure also cannot provide without alteration.

Morden College Garden

The three hundred and twenty year old Grade II Listed wall to the Clerk's House garden has undergone a well earned facelift. Refurbishment works were onsite for 16 weeks, during which the wall was carefully and painstakingly restored following a conservation approach subscribed by E2 with consultation from Dr Gerard Lynch ‘The Red Mason‘ and ably carried out by Charlie Stewart and his team of craftsmen at Stewart Truman.

The Grange

The property is Grade II* listed and it falls within the boundary of the Plaxtol conservation area, within an Area of Outstanding National Beauty (AONB) in the Green Belt. The property has undergone various alterations throughout its history, including works according to designs attributed to Sir Edwin Lutyens to extend the main house and subsume a cottage and stables located to the south east. The core of this proposal is to make minor alterations to two rooms to the 19th century stables, to include a much needed boot-room utilitarian entrance to the property, which has on its grounds extensive gardens and equestrian facilities.

The George & Dragon

The Max Barney owned Grade II building which was listing dangerously over Greenwell Street, due to inherent flaws in its structure, stands proud once again. The Conservation project to restore it has revealed a fascinating story.

Morelands Barn

Morelands Barn reinforces the historic interest associated with the farmhouse as being part of a loose courtyard farmstead. The barn is considered to be a non-designated heritage asset that reinforces the historic interest of the site(s) as having been a loose courtyard farmstead despite the loss of some of the buildings. The emphasis of these proposals is therefore to reinforce the barn’s historic interest and its relationship with the historic farmhouse on the adjacent site, seen as being of a loose courtyard farmstead typology.

Downs Park Road

Our Downs Park Road project revolved around the addition of a single storey dining room extension to the rear of a two bedroom Victorian terrace maisonette.

The design of the extension centred around the garden design's existing diagonal axis, with a cantilevered roof creating on open corner sliding door arrangement that would reinforce the connection between the internal and external.

Kidbrooke Gardens

The client has recently purchased the property with the intention of upgrading it to be used as his family’s forever home. The property is in an arts and crafts style, on the southern side of Kidbrooke Gardens, and has undergone several alterations since its construction at the turn of the 20th century. The result is that the property as existing has been split into three self contained units.

Fairfield Grove

The property is located on Fairfield Grove which is in the Charlton Village Conservation area within Greenwich Borough Council. The property is Grade II Listed and is a part of a group of Early/Mid-19th Century stuccoed cottage houses, evidence has suggested the group of 2-storey cottages is estimated to have been built in 1815/20. This project aims to preserve and enhance the fabric of the listed building especially to the rear 2-storey projection of the property to also include a contemporary ground floor rear extension.

Goodwins Court

Goodwins Court, is a bijou commercial project on a Dickensian passageway in the heart of Theatre Town, Covent Garden.

The careful restoration and refurbishment of this heritage asset has resulted in a striking success, both for its client and for Goodwins Court itself.

Green Belt

A replacement dwelling located within the greenbelt. The architecture of this project evidences careful and sympathetic consideration, at the forefront of which is preserving the open character of the greenbelt. This project shows that high quality contemporary architecture, and the deliberate use of materials, can enhance a site's context, despite considerable policy constraints for development within the greenbelt. Here we deliver a solution that exceeds our client's brief and results in a design of high quality and merit.

Granville Park

Our Granville Park project involved the complete redevelopment of this Victorian Villa leading onto Blackheath.

This project had a demanding brief to bring the heavily butchered interior of the building firmly into the 21st Century.

Blackheath Village

A discreet single storey rear extension to a heritage property in the heart of Blackheath Village, this project reacts sensitively to the heritage asset and the Blackheath Conservation Area it is located within.

The project has gained planning following two submissions with the planners for pre-application advice.

Medusa Road

We will often have conversations with clients that stem from the perennial question - "should we extend to the full width of our property, or not?"

With our Medusa Road project we feel we have answered the question successfully.

Space to Grow | Re-Adaptation

In light of the recent events in the country state governments are exploring strategic redevelopment plans to stimulate the economy, and looking to secure long lasting peaceful coexistence in Nigeria. E2 has been invited to pitch to assist in defining an architectural strategy that brings this vision to life.

Macartney House

E2 have refurbished and reconfigured the north wing of the grand Macartney House, situated on the south western park wall to Greenwich Park. Once occupied by the family of General James Wolfe, himself commemorated with a statue in the Royal Park, the vast Grade II building, which was previously altered by Sir John Soane has been brought up to date.

A new and more befitting feature staircase rises through a newly created double height space in the entrance to the building. Upstairs is now a generous master suite with adjoining drawing room. And the ground floor now features a new kitchen and refurbished living space, a textile artist studio, a new gym and three guest bedrooms.

Conduit Mews

This basement extension and refurbishment of a Mews house in Paddington revolutionises this period property, and our client's lifestyle. This project highlights what can be achieved when high quality design is placed central to the brief. With a rear lightwell bringing natural light and ventilation into the basement, formed with bronze crittal style glazing that creates a feature contemporary intervention to compliment the heritage property. A sculptural solid oak feature staircase that also pierces through the building vertically, becomes the second contemporary intervention, allowing open plan living at ground floor. The property features a basement office, gym and guest quarters, with an external courtyard visible from each space, and a master bedroom with ensuite, a family bathroom and day room at first floor, all whilst retaining the existing first floor terrace to the rear. The design seeks to be as close as possible to zero carbon, following a fabric first approach coupled with passivhaus airtightness principles.

Morden College

E2 are the appointed conservation architect for Morden College, tasked with managing the refurbishment and redevelopment projects of the College's heritage buildings portfolio.

Grade I Listed Morden College was built between 1695 and 1700 by the mason Edward Strong, one of Sir Christopher Wren's favourite builders.

Heathway

A new build three bedroom house on Heathway in Blackheath.

This scheme seeks to maximise the developable envelope by taking its form from the constraints on the site, minimising its impact on the neighbours, trees and views in the conservation area.

Upper Clapton Road

E2 successfully gained planning permission for this nine unit residential development over a ground floor retail outlet in Hackney.

The project involved the complete redesign of an existing permission to improve apartment layouts, increase number of beds and creates a well defined street elevation with generous balconies and roof terraces.

The Walled Garden

Conservation restoration project for an estate in the home counties. Following a conservation architecture approach combined with a carefully defined business imperative to create comfortable lettable office space out of a derelict Grade Listed structure, this proposal seeks to reinstate one of the most grand examples of Victorian glass houses we know of, now sadly deteriorated beyond any recognition.

This project proposal illustrates that flair and innovation can be incorporated within conservation restoration work to Grade Listed structures and projects.

Primrose Hill

Our Primrose Hill project involved an extension into the roof space of an existing two bedroom flat to provide open plan 'loft style' living space with access to a balcony at the rear.

The materials used on this project centred around creating a space that gave the impression that it had been a part of the building all along.

Space to Grow

Space to Grow is an E2 response to an open competition brief launched by Wates Giving and in collaboration with the RIBA entitled ''Housing for a Private Rental Market''. The competition aims to explore the growing demand for specifically designed privately rented suburban neighbourhood developments.

The submission was judged to be in the top 25 internationally

Cutting House

Cutting House is a one bedroom courtyard house, centred around a fully glazed courtyard, in the Greenwich conservation area. The site is adjacent to an old filled-in railway cutting and utilises the space left between a dilapidated brick cobbler’s workshop and an access way to new houses built on the cutting,

Internal finishes are simple timber cladding and tile floors with bespoke joinery to make best use of space. The kitchen living space is clad with timber matching the built-in joinery to make the whole space feel like a bespoke piece of furniture.

Anerley Road

E2 successfully gained planning permission for this nine unit residential development in Crystal Palace.

The project involved the demolition of two existing heavily run down Victorian terraces to be replaced by a high quality zero carbon residential building that would offer luxury apartment layouts, increase the number of beds on the site and create a well defined street elevation with generous balconies and roof terraces to the rear.

Birchencliffe Farm

E2 were appointed to provide design consultancy for the conversion of the barn at Birchencliffe Farm from a derelict building to a new 300sqm family home. The completed project combines a contemporary interior with a well insulated, efficient building fabric and a restored exterior which plays homage to the listed buildings heritage and presence in a conservation area.

Birchencliffe Farm is located on the edge of the Peak District National Park in Cheshire. The barn is part of a double courtyard farmstead made up of shippons, cottages and a farmhouse that is typical of the local vernacular. The farm is a grade II listed building, which dates mostly from the 18C, however the barn is believed to be significantly older.

Hakkasan

Still one of London’s most highly celebrated restaurant interiors, the fusion of modern design with traditional Chinese motifs is evident in the dark wood screens, rich materials, and the use of lighting through illuminated walls and lanterns.

Working at Jestico+Whiles and Christian Liagre, Sam Cooper worked on the design detail of Michelin-starred restaurant Hakkasan.

Foyle Road

E2 Architecture were appointed to achieve a successful planning application for the complete redevelopment of an HMO on Foyle Road in Blackheath. The design involved the complete strip out of the interior of the building in order to refit it as a modern family home. This also involved a large basement extension with a double storey rear extension at ground and basement levels.

After a contentious planning process with heavy and organised opposition from the neighbours we were able to make the case for the extension at committee and were granted planning permission.

Kingsland Road

E2 have successfully completed the design and contract management of this full refurbishment and extension of a bomb damaged Victorian town house over shop in Shoreditch.

The result delivers a shop, music studio and house above for our clients to live and work in.

Hotel Riva

Whilst at Jestico+Whiles, Sam worked on various interior architecture and design projects for hotels nationally and internationally, including the Riva and Adriana Hotels for Orco Group in Hvar, Croatia.

Holland Villas

This high end refurbishment of a detached villa in Holland Park uses contemporary detailing to reinterpret the period features and modern materials in contrast with the traditional. A full interior and architectural service was provided to redesign all ensuites, garden doors, balustrades, fireplaces, floors, wall finishes, joinery, lighting, and garden design.

All materials were to the highest specification, incorporating sustainable features including an upgraded heating system, roof and external solid wall insulation and LED lighting.

The New Cottage of Kezmarok

The Cottage of Kezmarok was our response to an open competition entry. The brief was to create an off-grid mountain lodge to accommodate the many hikers and skiers whom visit this beautiful and remote region of Slovakia each year.

We proposed a striking cottage clad with bright and patented zinc on a raised deck which floats above the valley floor.

Hilton Manchester

Whilst at Jestico+Whiles, Sam worked on various interior architecture and design projects for hotels nationally and internationally, including the Hilton Manchester

The Old Knoll

The new owner of this locally listed building in Blackheath commissioned E2 to carry out appraisals and master plans for the reorganisation and refurbishment of the property and gardens.

The Knoll is a grand Georgian house which appears on some of the earliest maps of the area when Blackheath was a rural village outside London.

Hooper Galton

E2 was appointed by creative advertising agency Hooper Galton to design and manage the fit out of their new offices on Heddon Street. E2 carried out both interior and architectural design from inception through to completion.

The project’s design features include bespoke desks, a one-off board room table, lighting and M+E coordination, all featuring high-end finishes and design details to suit the business and its creative space. Where possible, naturally sourced materials were used and a new air source heating system installed.
