A discreet single storey rear extension to a heritage property in the heart of Blackheath Village, this project reacts sensitively to the heritage asset and the Blackheath Conservation Area it is located within. The project has gained planning following two submissions with the planners for pre-application advice. We look forward to assisting our client in realising this project, which looks to upgrade their living spaces internally and improve the connection of the property with its rear garden.
CONTEXT
The site is located in Blackheath, within the Blackheath Conservation Area in the Royal Borough of Greenwich. The host building is a mid Victorian semi detached villa, constructed in the 1860s. The property is one half of the central pair, designed and constructed in the Italian form, characterised by projecting eaves and windows aligned above each other.

REAR EXTENSION – DESIGN
The proposal is for a lower ground floor rear extension to create a new dining room adjacent to a relocated kitchen. The extension infills an existing lightwell. An extensive green roof build-up features bringing the garden up to upper ground floor level. A glazed balustrade to the roof helps to blur the line between the green roof and the garden beyond. The existing sash window at upper ground floor has its sill lowered, to take a new inward opening glazed door. The existing door opening that served a garden access staircase is given the same treatment, flooding the living spaces in light and reinforcing the connection with the garden. The extension is discreet in scale and hunkers down, acting in response to the different existing levels of the building and its rear amenity spaces.

REAR ELEVATION – DETAIL
The composition of these proposals respond to the character and appearance of the existing building. The new addition respects this through detailing and with the use of natural materials, in order to preserve and enhance it and its setting. The rear extension makes a bold departure from the existing in terms of design, whilst using natural slate cladding with a similar texture and presentation to that of the brickwork to the host building. The new extension roof features deep upstand parapets that provides solidity to the design. There is a large slot rooflight to the extension roof, bringing light deeper into the plan of the lower ground floor.
